I feel that the market is not bad its just different. You have to let buyers from off the mountain know that prices are not falling here like in some other places. People who own second homes do not have to sell.
I like the fact that we got in the market a couple of years ago -- now we're looking to find a house or two to flip, but the 'deals' seem nearly impossible to find. Any flipper worth having is scooped up by the local real estate folks.
According to Trulia, the average listing price in Watauga county is $604k
Broken down by ZIP code:
28698 $294,072
28679 $347,853
28618 $460,712
28607 $484,058
28604 $494,271
28605 $566,086 28692 $763,500 28691 $882,325
Information from sources like Trulia are incredibly inaccurate. I really like how they display the information though and The High Country Association of Realtors is developing a system that will inform people the same way, just with accurate information. The inaccuracies from sources such as Trulia have to do with the difficulties of our area. For example, the Banner Elk zip code they might use will contain data from as far away as the Ham Shoppe at Hwy 105 and Broadstone. Inaccurate may not be the right word because the information is true of that zip code. Relevant is probably a better word. Data comprised from that zip code is not going to be relevant for me, if I need information about just Banner Elk.
